Hotel Fraud Case Rejected After Four Levels of Litigation

Courts uphold validity of sale agreement and dismiss compensation claim

Bahrain’s High Civil Court of Appeal rejected a long-running fraud claim filed by a hotel buyer, ending a legal battle that went through four levels of litigation.

The plaintiff alleged he was misled into purchasing a four-star hotel that later lost its tourism licence. However, the courts found no evidence of deception by the seller.

Judges ruled that the final notarized contract included no guarantees about the hotel’s condition and confirmed the buyer had inspected the property before purchase.

The court also concluded that the licence issues were linked to unpaid renewal fees rather than structural violations.

The appeal was ultimately dismissed, with the court upholding the validity of the sale.
