No Windows Facing Neighbours Without Approval

Homeowners cannot simply cut windows facing a neighbour’s property, Muharraq Municipality has warned, with strict rules in place to guard privacy and curb building breaches.
The municipality said windows and other openings facing nearby homes depend on the type of project, the area’s zoning class and the space left between the two plots.
A building fixed directly against a neighbour’s land cannot have windows or openings looking onto that property.
Such openings can be allowed when the legal setback has been left, or when a road lies between the two buildings.
Every window must also match the plans cleared under the building permit. Owners cannot add, move or alter openings without approval.
Some buildings must include inner or outer light wells under the rules for their area and project type.
The municipality said the checks form part of the building permit process and are meant to protect neighbours’ privacy while keeping construction work within the law.
The rules stem from Prime Ministerial Resolution No 93 of 2023 on building and planning terms across Bahrain, issued under Legislative Decree No 13 of 1977 and its later changes.
Each case is judged under the zoning rules that apply to the site and the kind of building planned.
