Seef Office Tenant Evicted Over BD 7,988 Rent Arrears

The High Civil Court ordered the termination of a lease agreement for a commercial office in a Seef area tower, the eviction of the tenant, and the payment of BD 7,988 in outstanding rent.
The ruling also requires the tenant to bear court fees and legal and attorney expenses.
According to court documents, lawyer Mohammed Al-Mahdi filed the case under urgent procedures on behalf of the tower owner. The lawsuit was brought against a sole proprietorship and its owner who had rented the office for a monthly rent of BD 332, plus service charges of BD 148.850.
The tenant reportedly defaulted on rent payments from March to September 2025, prompting the landlord to seek recovery of the arrears, lease termination, and eviction from the premises.
The plaintiff’s legal representative cited provisions of the Civil Code and Real Estate Leasing Law, arguing that tenants must pay rent within a specified period and that lease contracts bind both parties.
The court noted that the landlord requested eviction due to non-payment of rent for more than two consecutive months, and that the tenant had received formal notification of the claim, including demands for payment and eviction, which constituted valid legal notice.
In its ruling, the court concluded that the legal conditions for eviction were satisfied. It therefore ordered the termination of the lease agreement, eviction of the tenant, and payment of BD 7,988 in arrears, along with court fees and legal costs.
