IRTH Group Unveils Art-Led Commercial Office Project ‘Haus of Tenet’

IRTH Group has announced the launch of Haus of Tenet, a new executive-grade commercial office development in Business Bay, positioning it as a landmark project that blends premium workspaces with curated art and exclusive lifestyle amenities.

Strategically located in Business Bay, Haus of Tenet offers direct connectivity to Sheikh Zayed Road and Al Khail Road, with views overlooking the Dubai Canal and Godolphin Stables. The project is designed as a destination for C-suite executives, family offices and modern business leaders, introducing a refined approach to commercial office environments in Dubai.

Haus of Tenet is the first commercial development under IRTH Group’s own branded portfolio and is distinguished as Dubai’s first art-led office building. A specially designed Collector’s Program allows investors to participate in shared ownership of a curated art collection, with artworks integrated throughout the project’s public spaces. The initiative aims to create long-term cultural and commercial value while supporting the regional art ecosystem.

According to IRTH Group, embedding art as a permanent element of the development enhances the workplace experience and elevates the asset’s long-term appeal, transforming offices into dynamic cultural environments rather than conventional corporate spaces.

“At its core, Haus of Tenet reflects our vision of creating enduring spaces where legacy, innovation and design come together to shape the future of work,” said Osman Celiker, CEO of IRTH Group. “We wanted to move beyond the traditional office and introduce Dubai’s first art-led workplace, where design and curated art are central to focus, clarity and quiet confidence.”

The tower comprises up to 225 shell-and-core office units arranged across 87 clusters on 15 office floors, with a total gross floor area of 324,000 square feet. The cluster-based layout allows multiple offices to function as a single integrated workspace while remaining independently owned, offering flexibility for businesses to expand over time.

Haus of Tenet also features approximately 60,000 square feet of exclusive amenities, including private VIP valet services, a members’ club, executive wellness facilities, private dining and food-and-beverage lounges, landscaped garden pockets and a statement lobby. A discreet private valet sequence is reserved exclusively for founders, chairpersons and senior decision-makers, emphasizing privacy, efficiency and prestige.

Architecturally, the building is defined by disciplined simplicity and purposeful design. A prominent cantilever forms a bold structural and visual statement, while the exterior façade features vertical lines and deep, dark tones intended to convey timelessness, strength and sophistication.

“Positioned at the crossroads of movement and skyline, Haus of Tenet stands as a new symbol in Dubai’s evolving urban narrative,” Celiker added. “Every detail, from spatial planning to material selection, has been carefully considered to create an environment where businesses and leaders can thrive.”

Offices at Haus of Tenet are being offered with a payment plan linked to construction milestones, underscoring IRTH Group’s commitment to transparency and value-driven development.
