Retail and mobility to transform commuting
• 17 million sq ft GBD
• Office, retail, entertainment hub
• 0.2 million daily workforce

Bharti Real Estate is setting out to redefine how India works, shops, and plays with its ambitious new project at Aerocity, New Delhi — the Worldmark Global Business District (GBD), envisioned as India’s first truly integrated, boundary-less business hub.

Spanning over 17 million square feet, the development aims to shift India from traditional Commercial Business Districts to globally benchmarked mixed-use ecosystems. Strategically located beside the international airport, Worldmark is designed to be an ultra-connected, talent-rich, and future-ready urban destination.

Integrated Ecosystem

The Global Business District will support over 0.2 million people working in and around the complex each day, with express multi-modal mobility allowing 100-km commutes in under an hour. From on-lease corporate offices ranging from 2,000 to 2 million square feet on a single floor plate to luxury and family-oriented retail, the development promises to combine scale with precision.

Adding to its allure is The Mall at Worldmark, a massive 2.8 million sq ft retail centre that will house India’s largest indoor entertainment destination, a high-end luxury shopping experience named The Haute District, and a family recreation zone.

Business Magnet

The district has already attracted strong pre-leasing demand from global firms, many of which are seeking built-to-suit office campuses. Worldmark 3.0 and 4.0, the next development phases, are expected to add another 10 million sq ft within five years.

According to Bharti Real Estate Managing Director and CEO S. K. Sayal, “India must promptly prepare to accommodate forward-thinking corporations and brands... Our precise objective is to achieve this by providing Worldmark GBD with unparalleled leasing opportunities.”

Capital Transformation

The project also answers a long-standing need for New Delhi, which despite being the capital, lacks a purpose-built commercial district of global stature. Bharti aims to fill that void by merging infrastructure with social vibrancy, safety, and sustainable design to match the expectations of global corporations and lifestyle-centric employees.

With Bharti’s proven track record, including developments like Worldmark Gurugram and Bharti Crescent, the new GBD project signifies a shift from standalone office projects to dynamic, all-in-one destinations.

Worldmark is no longer just an address — it is becoming a benchmark for India’s global ambitions.
