Manama — As Cityscape Bahrain returns this year under the theme “Elevate Your Living,” Regional Director Alex Heuff says the concept reflects a global shift toward lifestyle-driven, purpose-built real estate — a trend that aligns closely with Bahrain’s own national vision.

According to Heuff, buyers worldwide are now prioritizing curated living experiences over traditional measures like square footage. “Branded residences, wellness-driven design, hospitality-level service, and eco-conscious features are defining modern luxury,” he said. “Bahrain is moving in the same direction as it advances its Economic Vision 2030, with developers focusing on long-term value, sustainability, and enhanced quality of life.”


Cityscape Talks: The Event’s Knowledge Hub

Beyond the exhibition floor, Cityscape Talks has emerged as a core pillar of the event. Heuff described it as the “knowledge engine” that helps buyers and investors navigate a fast-evolving market.

This year’s edition brings together more than 40 policymakers, industry leaders, and real estate experts to discuss investment strategies, emerging trends, and regulatory updates. Senior officials, including representatives from RERA Bahrain, will directly address policy developments and market direction.

Among the highlights is a practical guidance series aimed at first-time buyers and new investors. Sessions will cover due diligence, legal processes, financing options, and identifying promising neighborhoods — simplifying the journey for newcomers entering the property market.


Investor Priorities Are Shifting — And Bahrain Is Ready

Heuff noted that investor behavior across the GCC is undergoing a transformation. Instead of short-term speculative buying, investors are leaning toward stable, lifestyle-oriented, and environmentally responsible ventures.

“Bahrain is exceptionally positioned,” he said. The Kingdom’s competitive property ownership framework — including freehold zones such as Amwaj Islands, Diyar Al Muharraq, and Bahrain Bay — continues to attract international interest. He added that long-term residency incentives, such as the Golden Residency program, signal Bahrain’s commitment to stable, investor-friendly policies.

Speakers from the Economic Development Board (EDB) will outline how these incentives translate into concrete opportunities for global investors during the event.


Public–Private Collaboration Driving Growth

Cityscape Bahrain serves as a strategic meeting point for government bodies and private developers, a partnership Heuff sees as one of Bahrain’s greatest strengths.

“Government institutions like RERA use Cityscape to announce regulatory updates and land-use policies with full transparency,” he explained. This clarity reduces uncertainty, improves investor confidence, and enhances the ease of doing business.

Heuff added that Bahrain is witnessing increased interest in public–private partnership (PPP) models, especially for large or complex projects — a trend that aligns with the long-term goals of Economic Vision 2030.

Heuff highlighted a rising focus on wellness-centric and branded residential concepts, describing them as “integrated lifestyle communities” that combine nature-inspired design, smart-home technology, and luxury amenities.

On the Cityscape Talks stage, discussions on regulatory developments, residency pathways, and Bahrain’s appeal to long-term global investors are expected to draw significant attention.

Cityscape Bahrain 2025 will run from 25 to 29 November at Exhibition World Bahrain, held alongside Jewellery Arabia.
