Court orders tenant company to pay BD8,700 and vacate shop

A Manama court has ordered a tenant company to vacate its premises and pay BD8,700 in unpaid rent, after finding that rent had not been paid for over two consecutive months.

The court also awarded 1% annual interest on each missed monthly payment from February 2024 until full settlement, BD100 in lawyers’ fees, and BD5 for translation costs, while dismissing claims against the second and third defendants.

Four landlords had filed the case seeking to end the tenancy, recover arrears, and regain the property. The court noted that the tenant rented the site for BD350 a month but had defaulted on part of February 2024 rent and all payments from March 2024 to February 2026. The lease was undisputed, and no payments were shown.

Under Bahraini law, landlords may request eviction if rent remains unpaid for two consecutive months. The court ruled that the legal criteria for ending the lease were met, ordering the tenant company to vacate the shop.

The court clarified that the second and third defendants were not liable, as the lease was solely between the landlords and the company. It also refused to impose the contract registration fee on the tenant, citing the Property Rent Law.
